The Pastures at Sedge Meadows
Wayland, Massachusetts
| The
Pastures at Sedgemeadow is a high end, limited, low density residential land development.
The original 270 acres housed the last known working dairy farm in the metro west
area of Massachusetts. The farm had fallen into financial difficulties and was
undergoing foreclosure proceedings. Public and private sector interests had spent
years attempting to create a development approach appeasing many opposing agendas.
The development solution preserved 234 acres of the 270 acres for use by various
conservation groups. The remaining 36 acres earmarked for development was sub
divided with an ANR plan which created 6 acre land parcels with building envelopes
for situating the homes, and design review covenants to manage the construction
and design process. The project also included the oversight of a large scale environmental
clean up of a hazardous waste dumping site, and the restoration of land previously
used as a gravel pit. Following the land development, we managed the design and
construction of four high end custom homes including Victorian, Cape, and Colonial
Farmhouse styles.

to compliment the natural characteristics and styles of the community. Design

The Murphy Residence is 6500 square feet and
built out at 165 psf. The construction was 8 months. This home features shingle
cladding, four fireplaces, 16 rooms, including a paneled study and billiards room.

| The Lee Residence is 6200 square feet and built
out at 136 psf. The construction was 7 months. This home features numerous gables,
arched fireplaces, 14 rooms, including a circular stair and two story space. |

The Anderson Residence is 5100 square feet and
built out at 147 psf. The construction was 7 months. This home features extensive
field laid stone walls, wide plank flooring, granite counters and 12 rooms. |
| The Sperling residence is 70,600 square feet
and built out at 216 psf. The construction was 14 months. This home features 23
rooms, hand crafted millwork, 6 fireplaces, a pool, sauna, steam and a tennis
court. |
